Southern New Jersey Real Estate Appraisal and Brokerage
Hello! I am E. Guy Elzey III, the proud and grateful owner of our third generation family business: E. G. ELZEY & SON. My grandfather started our business back in 1922, which began a 9 decade tradition of excellence and putting our clients first!
E. G. Elzey & Son Appraisals, LLC is my real estate appraisal business. For more than 25 years my primary professional focus has been residential real estate appraisal in the Southern New Jersey market. I hold the prestigious SRA designation of the Appraisal Institute. Analagous to having a CPA in accounting, the SRA designation is the highest regarded professional designation a residential appraiser can acheive. I am well experienced in providing my clients top quality fully documented and well supported real estate appraisals for the following uses: Divorce, ERC relocation, tax appeals, litigation, REO foreclosure, to settle estates, and to list and sell a residential property.
E. G. Elzey & Son Realty, LLC is our family real estate brokerage. We are well experienced in listing and selling properties in the tri-county Southern New Jersey real estate market. Some of the communities we are most active in include the following: Haddonfield, Moorestown, Cherry Hill, Collingswood, Haddon Heights, Haddon Twp, Audubon, Sicklerville, Medford, Marlton, Mt Laurel, Wenonah, Woodbury, Mullica Hill, etc. We employ the latest technologies, which allow our sales team to be just as competive as the large regional real estate firms. However, we also employ good old fashioned "client first" philosopy, face to face meetings when possible, in-depth market knowlege, marketing savvy, effective negotiation skills, and a high quality professional network. Today's challenging market is all about price and condition. We are best able to recommend a competitive list price and give expert advice in properly "staging" your home in order to get the best price possible for your home in the most reasonable amount of time.
Regarding my expertise and specialty of real estate appraisals for divorce which are typically used for equitable distribution of assets, I am able to prepare a fully documented and well supported quality real estate appraisal that will stand up in court if needed. I am well known in the tri-county courts as a real estate appraiser that produces fair and honest high quality appraisals for divorce. Judges and attorneys frequently recommend and/or select me to work as the joint appraiser on their divorce cases. I look forward to discussing the appraisal process with you.
I am also an accomplished real estate appraiser when it comes to completing relocation ERC appraisals in the Southern New Jersey market. I am both a licensed and certified NJ real estate appraiser that holds the highly regarded SRA designation of the Appraisal Institute. I realize the home of a relocating employee is often the largest and most important asset. I stay current on all trends and related education, and I am known for the quality of my appraisal work.
Another speciality that keeps me busy is real estate tax appeal appraisals. I am a NJ licensed and certified real estate appraiser that specializes in doing real estate tax appeal appraisals. As an appraiser I can do a fully documented real estate appraisal that you can use in a real estate tax appeal on your residential property. It is important for you to know, in New Jersey, a successful real estate tax appeal requires using a NJ licensed real estate appraiser who does a real estate tax appeal appraisal for you. Contact me, and as an experienced real estate appraiser, I can tell you about the process of filing a tax appeal on your property's tax assessment. With a tax appeal appraisal done by a NJ licensed real estate appraiser, you can be successful in a tax appeal to lower your tax assessment and thereby lower your real estate taxes. As an experienced real estate appraiser, since 1995 my appraisal clients have been 100% successful in lowering their real estate taxes when they appeal their real estate taxes. How have I been 100% successful as a real estate appraiser helping my clients lower their real estate taxes?......First, as an experienced tax appeal real estate appraiser, I start with an initial phone "interview" and ask about your property as follows: when did your purchase your house and what did you pay, is your house new or newer construction, what improvements have been done or not been done on your property, are you on a busy road or near a major highway, is your property effected by any adverse conditons such as commercial influence or less desirable views etc. I explain how the "15% rule" applies in a tax appeal and how as an experienced real estate appraiser I can complete a tax appeal appraisal so you can lower your tax assessment and thereby lower your real estate taxes. After I "interview" you and your property, I look up your property and market data in your neighborhood, and then as an experienced real estate appraiser I tell you in my opinion whether or not if your property is a good condidate for a tax appeal and/or if it is likely that a tax appeal on your property would have merit. I do this screening process so as to not waste your time or money, and also to keep my 100% success rate in helping my clients lower their tax assessments. As a real estate appraiser doing real estate tax appeal appraisals, it is important for you to consider my fee is often more than "paid" for in the first year of reduced taxes and that your new reduced tax assessment is likely to remain in effect many years. I look forward to you contacting me as a real estate appraiser regarding the tax appeal of your residential property.
